- Illinois law requires a JULIE locate request before digging. We file it and wait for the marks.
- Plan for water
- Drainage, grades and culverts first, so the pad stays dry and the driveway does not wash out.
- Big sites need a stormwater plan
- Disturbing an acre or more in Illinois generally requires coverage under the state construction stormwater permit, filed before work starts. We flag it early.

Questions
Do I need a survey?
Usually, yes. A licensed Illinois land surveyor sets the boundaries and corners so the house, driveway and utilities land where they should. We coordinate it.
My land needs a septic system. Can you do it?
In Vermilion County a new septic system needs a soil analysis by a soil classifier and a permit from the County Health Department. We coordinate licensed partners for that work.
Can you work in winter?
Surveys, permits and design happen all winter. Grading and dirt work depend on ground conditions, and we schedule them for dry or frozen-firm windows.
Do you build the house too?
Yes. We build new homes and commercial buildings, so the site and the building can be one plan with one team.
